Rising two stories above a full basement, the home is positioned to capture sweeping views of the Atlantic. Old Montauk Highway, known as a wooded and winding alternative to Route 27, traces the shoreline from elevated bluffs and quiet beaches—offering dramatic vantage points that inform the home’s design and orientation.
The upper levels feature an open floor plan with expansive living areas framed by floor-to-ceiling sliding glass doors. Facing the ocean, these walls of glass dissolve the boundary between indoors and out, opening onto a generous terrace designed for effortless gathering and uninterrupted coastal views.
Above, a flat roof terrace provides a private overlook to the Atlantic—an elevated retreat for sunrise coffees, sunset entertaining, and stargazing by the water.
The home is a hybrid system rooted in craftsmanship and performance. A concrete foundation anchors the residence, while a predominantly timber frame—enhanced with strategic use of steel—creates structural strength, best-suited for waterfront builds. The first floor is constructed with cross-laminated timber (CLT), and the extensive use of mass timber throughout allows the home to blend seamlessly with Montauk’s coastal charm and surrounding natural landscape. The result is a residence that feels at once modern and organic.
