Does BuildLabs specialize in particular type of architecture?

We have built every style of home, from a traditional gable style roof to a modern flat roof. We can do every style of architecture because our system complements flexible design. We are not limited to a particular style or size of home.

What is the typical size of the homes you build?

There is no project too small. Our portfolio of finished works includes small ADUs (accessory dwelling units) of 200 square-feet, to estates with homes as large as 14,000 square-feet.

How it works

Are you considered modular or prefabricated construction?

BuildLabs integrates off-site construction strategies to improve speed, quality, and cost certainty—without sacrificing architectural intent. While our off-site building technology fuels speed and cost-efficiency, we lean on trained isntallers and local crafstmen to ensure each home reflects the highest standards & luxury features of a custom-built or semi-custom built home.

What is a digital twin?

A fully coordinated 3D model of the project that includes architectural, structural, and MEP systems. It allows issues to be resolved before materials are ordered or installed.

Are you a general contractor?

BuildLabs can act as the primary construction partner for core-and-shell delivery and pre-construction, while coordinating with local general contractors for final buildout when appropriate.

How do you reduce change orders?

By resolving details upfront through 3D modeling, coordination, and factory fabrication. Problems are solved on-screen, not on-site.

What is pre-construction and why does it matter?

Pre-construction includes budgeting, scheduling, constructability review, material selection, engineering coordination, and digital modeling. It’s where most project risk is either eliminated—or ignored.

When do you get involved in the process?

Ideally, as early as possible in the decision-making process. At the very latest, during pre-construction—before permits are issued. Early involvement allows us to model the project, validate costs, engineer materials, and eliminate unknowns that often cause delays and change orders later.

What does “core and shell” mean?

The core and shell include the home’s structural system, foundation coordination, framing or mass timber structure, exterior envelope, windows, roof, and weatherproofing. This creates a fully protected, precision-built structure that dramatically reduces risk before interior work begins.

Who assembles the building elements when it arrives at the job site?

To maintain the highest quality control and precision, we have our trained team of expert installers, carpenters and managers complete your house. When the elements are brought to the job site, our trained craftspersons install everything, piece by piece. Tech and innovation are at the root of our process, the actual assembly is executed by skilled craftspersons.

How do the local building departments approve your construction projects?

We follow the same set of criteria required by each DOB. We consistently pass all inspections for framing, insulation, and electrical wiring with no hassle.

Do I need to make all the decisions upfront?

The only decision we do need upfront is the fixed cost / overall price point to ensure the entire project remains in scope. There will be flexibility when it comes to the finishes, such as moving light fixtures and outlets.

How do you handle permits and documentation?

We coordinate permit sets, construction drawing sets, engineering documents, and approvals in collaboration with the project team and local authorities.

Do you file for building permits?

No. We can connect you with trusted expediters who have worked with us. You can pay them directly to keep the process transparent and streamlined. Building departments typically have their own rules and requirements, and we work with these agents and expediters so we can focus on what we do best: build superior homes.

Does BuildLabs have its own in-house architects and floor plans?

Yes. We have an in-house team of staff architects and designers, as well has a curated network of architects, called the BuildLabs Architects Consortium, which is a forum of vetted and carefully selected design firms that are aligned with the BuildLabs Method. Last, we have a vast digital library of proven and build-ready floor plans.

If I hire my own architect, will BuildLabs still work with me?

Yes. We work with any architect, following a digital-twin model partnership where we efficiently combine data and processes to make sure everybody is aligned and in agreement with what is being built, while reducing the risk of change-orders.

When I hire BuildLabs, do I need to hire other engineers or contractors?

No. BuildLabs will take full accountability of every aspect of construction, so you can live, work, and actually enjoy the custom home build process. You will have access to a daily reporting dashboard that will give you real-time status updates on your project.

What is the design-build process at BuildLabs?

We are either able to start on a blank canvas or work with your current design brief. We also have a section called Homes for Sale, where you can browse our custom home building plans. If one happens to inspire you, then our design team will work with you to tailor that model to fit your needs and price point. It’s a vision board that can be completely customized to your liking.

We use transparent, data-driven pricing based on real materials, real labor, and real logistics—not allowances or assumptions. Our vertically integrated marketplace reduces markups and price volatility.

Is it expensive to ship building elements from Germany to the US?

When it comes to building elements, we rely on direct nonstop shipping methods, versus trucking routes that typically make multiple stopovers. Because of the direct and seamless route from our hub in Germany, (from harvest to distribution to local lumber yard), the cost of the transportation, as well as the overall carbon footprint, is a fraction of what it is to build a traditional home in the US.

What is the cheapest type of home you could build with BuildLabs?

A combination of process, materials, and construction methods all contribute to determining the final price. The time and labor costs, meanwhile, will be your largest expense. BuildLabs’ innovative process in precision construction typically takes 11 months from start to finish. The standard home, meanwhile, takes an average of two years to reach completion. Mass timber is ideal for clients seeking structural beauty, sustainability, long spans, and precision. It offers steel-like performance with dramatically lower embodied carbon and warmer living environments.

Where are the building elements produced?

All of our homes are designed in the US with local engineers and certifications.

Instead of trucking in building elements from Canada, we focus on sourcing timber from Germany for two reasons: 1) access to the best, sturdiest, raw materials and highest-quality wood and 2) access to cutting-edge technology that is dedicated to precision building. Our manufacturing lab in Germany is home to the world’s best Computer Numerically Controlled (CNC) machines for timber processing, framing, and insulation, down to the windows and doors.

We believe these two aspects result in a significantly better home.

How is BuildLabs a sustainable construction company?

BuildLabs is at the forefront of the sustainability initiative in homebuilding. We are removing the toxic materials, and instead of spray foams we use sustainable cellulose insulation.

Our timber is old growth timber that has been conditioned with the right moisture content to withstand weather-driven shrinkage, which ultimately impacts the quality of the home.

We conduct absolutely no timber cuts on the job site to ensure we are not sending excess materials to landfills.
