In this article, we’ll walk through the critical steps of our pre-construction process, what happens, why it matters, and how it lays the foundation for homes that are beautiful, efficient, and built to last.

The BuildLabs process unfolds in four phases: Discover, Design, Build, and Live. The pre-construction stage – spanning Discovery through early Build – typically takes around eight to ten weeks (although it can go longer for more customized projects, depending on materials and floor plans). Each step is designed to eliminate guesswork and give clients confidence before we ever break ground. Read on, and we’ll explain.

1. Discovery (Week 1)

This is the “getting to know you” phase or, more precisely, the “let’s get aligned” phase. During this crucial step, we dig deep into your vision, asking:

  • What does your future home look like? 
  • How do you imagine it on the site? 
  • What views do you hope to capture? 
  • How would you like to move through and live in the home? 
  • What values must it support? 
  • How might your family grow or change in the coming years? 
  • Are there any non-negotiables?

Discovery Deliverables: By the end of the Discovery phase, we will have decided on the architectural style and have the initial cost estimates and timeline.

2. Design (Weeks 2-8)

Our design phase unfolds in three distinct stages: predesign, early concept, and final design. Each builds on the last, layering in more detail, clarity, and confidence. 

Pre-Design

Before we put pencil to paper, we analyze the site and set initial parameters.

Early Concept Design

In this step, ideas take form. 

  • Schematic Design Development: This initial site plan shows how the home and any additional structures will sit on the property, including external features like the driveway, custom pool designs, and landscaping. This step allows us to optimize the plans for layout, views, privacy, sun exposure, and access. 
  • Exterior Material Palette: In this preliminary selection, BuildLabs designers help you select durable, environmentally sound, and aesthetically aligned building materials for roofing, siding, windows, doors, and exterior finishes.
  • Preliminary 3-D Model: Thanks to innovations in 3D printing, we can produce three-dimensional (3D) physical scale models at several key points in the process. These models give an experiential sense of a home’s spatial flow and proportions, offering clarity and perspectives that the 2D drawings and digital renderings simply can’t match.  

Cost evaluations start early and continue throughout the design process. We provide upfront estimates for labor and major materials, then refine those numbers as your design evolves. This approach keeps you informed, avoids last-minute changes and sticker shock, and ensures your vision stays aligned with the budget. Nothing moves forward without your sign-off – ever.

Final Design

This is where everything comes into focus. With flow, natural light, and spatial function dialed in, we turn our attention to the finer details, defining and fine-tuning how the home will feel and function for decades to come.

  • Full Product Selection: From outlet placements and appliance specs to counter heights and molding profiles, your BuildLabs designer serves as both guide and curator, helping you make confident decisions without getting overwhelmed. Together, you’ll select finishes, fixtures, flooring, cabinetry, hardware, lighting, and more, sourced directly through our trusted global supply chain for quality, consistency, and sustainability. Every decision aligns with the broader design vision, ensuring cohesion across the home.
  • A refreshed 3D printed scale model captures all final selections down to the millimeter, giving you a detailed, immersive preview before construction begins.

Design Deliverables: By the time we’re through with Design, you’ll have final custom floor plans, selected finishes, a refined budget, updated timeline, and a fixed-price contract – everything needed to move into construction with clarity and confidence.

3. Build: Pre-Construction (Weeks 9-10)

The Build phase begins with a crucial handoff from design to execution. While construction, assembly, and finishing work come later, pre-construction sets the stage – both literally and strategically – for what’s to come.

  • Documentation: We obtain all necessary building permits, environmental clearances, and regulatory approvals to break ground without delay.
